This project comprised the refurbishment and CAT B office fit-out on the 4th Floor of Clarendon House which is a large modern building, providing flexible, open-plan office accommodation, meeting rooms and communal connection hub areas and roof terrace.
George Street is part of Edinburgh’s UNESCO World Heritage site status and in close proximity to Edinburgh Castle.
Our scope included downtakings and alterations, M&E, joinery, partitions and linings, internal doors, new flooring, wall and ceiling finishes, decoration, FF&E. The office space now has dedicated zones for focus, collaboration and innovation, while enhancing productivity and meeting the diverse needs of our client’s team.
Sustainability aspects
A major goal for this project was to implement a strong focus on circular economy, net zero target and an improvement in staff health and wellbeing. To achieve this the following was implemented:
Our client wanted to prioritise material retention and sourced approximately 60% of materials and furniture from reclaimed sources. As a result, the new Edinburgh office boasts exceptionally low embodied carbon, measuring 34 kgCO₂e/m² (GIA) at design stage. A 41% reduction in upfront embodied carbon compared to a design without sustainability features, along with an 87% reduction against the recently released UK Net Zero Carbon Building Standard target for 2025 office fitouts.
We conducted a strategic assessment using our Carbon Impact Tool to contribute towards the Whole Life Carbon Assessment on completion of the project to support Cundall’s embodied carbon targets of <100 kgCO2e/m2 for upfront embodied carbon and <150 kgCO2e/m2 for whole-life carbon.
